Construction remains stalled at 412 North 2nd Street in Northern Liberties, Lower North Philadelphia.
A recent site visit revealed no progress on the new building Philly residents are anticipating, despite the site being fully cleared after demolition earlier in 2024.
The project is situated at the corner of 2nd, Callowhill, and Willow streets, just a block north of Old City and near the Delaware River waterfront.
This modern high-rise is expected to contribute significantly to Northern Liberties ‘ constructions, designed by Morris Adjmi Architects and developed by National Real Estate Development, LLC, alongside The KRE Group.
When completed, the towering structure will cover an impressive 351,927 square feet and include residential, retail, and parking spaces.
It will feature 397 modern residential units and 20,431 square feet of retail space, expected to attract new businesses, dining options, and community hubs.
Additionally, the building will include 105 parking spaces, addressing the demand for convenience in this bustling neighborhood.
This ambitious development, estimated to cost $93 million, could revitalize the local economy.
Since the project will draw new residents to the area and provide opportunities for local entrepreneurs and established brands, it has the potential to transform the surrounding neighborhood into a thriving hub.
As the architectural design goes, it is a contemporary style with historical inspiration, and it will complement the skyline and serve as a new landmark.
The facade will feature an all-glass curtain wall with gray mullions that evoke the neighborhood’s industrial heritage.
The floor-to-ceiling windows, segmented into three-by-three panel arrays, will provide an interpretation of classic factory lofts.
Not to mention, a 316-foot-tall residential tower is also planned for 300 North Christopher Columbus Boulevard, which further highlights the ongoing transformation of the neighborhood.
Despite its promising design and potential to revitalize the Lower North Philadelphia economy, the 412 North 2nd Street tower construction progress has been slow.
While site demolition was completed by mid-2024, no excavation work has started, leaving the project’s timeline uncertain.
Thus, residents and developers are left waiting for the project to finally take shape.
