Permits Approved for Le’ Adrienne at 1500 Frankford Avenue

Permits have been issued for Le’ Adrienne Fishtown, a three-story, mixed-use building set to rise at 1500 Frankford Avenue in one of Philadelphia’s most vibrant neighborhoods. 

This exciting addition to Fishtown’s new construction will transform a vacant corner lot at Frankford Avenue and Jefferson Street into a 6,530-square-foot structure. 

Ambit Architecture designed the project, which will feature ground-level retail and four stylish Fishtown apartments above. And Palace Builders will serve as the contractor. 

The construction is estimated to cost $1.3 million, translating to approximately $200 per square foot, reflecting its high-quality design and materials.

The design showcases articulated olive panels, arched windows, and detailed cornices that add depth and character to the façade. 

The new building will have a larger footprint than its predecessor, which was a blighted single-family home that was demolished earlier this year.

The property’s history adds intrigue to the development. After years of neglect and numerous L&I violations, the site was nearly seized under Act 135, which facilitates the redevelopment of blighted properties. 

Although the owners sold the property before conservatorship proceedings concluded, this action ultimately spurred movement on the long-vacant site.

Le Adrienne Fishtown is designed to take advantage of its prime location. Retail space will anchor the corner of Frankford and Jefferson, with residential access at the rear on Lee Street. 

The less than 2,000-square-foot commercial area is expected to attract a tenant in line with Fishtown’s thriving commercial scene—perhaps another trendy restaurant. 

The four upper-floor Fishtown apartments will provide much-needed housing in this bustling area.

Though the building’s height is modest compared to its taller neighbors, it remains a welcome addition to one of the city’s most dynamic corridors. 

With the Girard Station and the Route 15 trolley just an eight-minute walk away and Penn Treaty Park a 15-minute stroll southeast, Le’ Adrienne Fishtown will be well-positioned to serve residents and visitors.
