Construction Advances on Fishtown’s 1000-10 N Delaware Avenue Development

Significant progress is being made on the seven-story mixed-use project at 1000-10 North Delaware Avenue in Fishtown. 

The development, designed by CANNOdesign and led by Archive Development, will feature 78 residential units, 4,374 square feet of commercial space, and amenities, including a roof deck and parking for 26 bicycles. 

Permits list Tester Construction Group as the contractor for the $12.95 million project.

The building, situated on a unique pizza-slice-shaped site bordered by Delaware and Frankford Avenues, East Allen, and Sarah Streets, will replace a former parking lot. 

Additionally, its prominent location near the Delaware Avenue and Frankford Avenue intersection serves as a gateway to Fishtown and the River Wards.

The architecture, with its off-white Belgian gray brick, black-framed windows, and subtle cornice lines, pays homage to Fishtown’s factory lofts.

Construction progress includes:

  • A completed masonry core.
  • Steel framing for the lower levels.
  • Near completion of wood framing for the third level. 

Ultimately, the building will rise to 100 feet at its highest point, including the elevator bulkhead. 

And the ground-level shops will bring more life to the streets, with entrances on Delaware, Frankford, and Sarah Streets to keep the area walkable and connected.

A residential lobby will occupy the Frankford and Allen Street corners.

The design also incorporates thoughtful site planning, adding pedestrian space by setting the building back slightly from its lot lines and creating a small green space alongside the SEPTA trolley station. 

The station, located at the site’s diagonal setback on Frankford Avenue, connects to the Route 15 trolley line.

This development is a notable addition to the thriving Fishtown economy, which contributes to the area’s ongoing transformation with numerous construction projects underway. 

The 1000-10 North Delaware Avenue building is set to become a landmark addition to one of Philadelphia’s most dynamic neighborhoods.
